This could work as a 50 / 50 where he finds and sells the property at the end and you handle the renovation.Ensure your partnership agreement spells out exactly what each persons responsibilities are, and what happens in the event something goes not as expected.

If you are unsure of your responsibilities I would read the MN AG landlord and tenant responsibilities guide.Most of the people you are likely to go after do not have a means to pay unless forced.

The instruction sheet will tell you which models can be interconnected, and you can often get that sheet as a PDF from the manufacturer's web site before you buy.I've also seen a suggestion to make sure that wired smoke alarms are powered from a circuit that also has a light on it that is used relatively often - like the light over the stairs, or the front porch light, or similar.
