@Jacob StraussenTerm is essentially a commodity biggest difference you will see is if you want to have options to convert to perm that's when you would want to do more research and really get carrier specific.

@Tara Unruh one of the first things want to educate yourselves on is Property Classes.Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

We got wind of it through one of our Broker contacts.. the issue for the land owner is he had taken roughly the same option payments yearly 150k And now with the option failing he was going to have to capture all that income as earned income and pay tax.. ( which of course he is kind of like a lottery winner the 150k a year was always gone in 10 months) So he was in a potential bad spot with IRS and we were able to step in and take over the option for the same terms.

While I can't definitively say which are the absolute top 5 zip codes in Columbus, I can help you narrow your search for Class A neighborhoods that offer a good balance of rental cash flow, low vacancy rates, safety, and strong school systems.Some promising areas to consider based on general market research include New Albany (43064), known for excellent schools, safety, and strong rental demand, although cash flow might be lower due to higher property values.
