Although some guests do want to come in and unplug and relax for a couple of nights at least in my location where the big draw is hiking and skiing at the end of the day my guests wanted to go to the brew pub and eat and drink local beers then walk back and sleep before going out and doing it again the next day!

Literally anything, wood could be on back order, guys might get sick, take off for the holidays.

We could have our half for when we come home between travel assignments, over the holidays, etc. 

Like-kind exchanges only apply to investment and business property and trades are fairly relaxed.

Everything was planned long before, I couldn't change datesDecember 11th - back from Hawaii, quick cleaning of the house, put the house on the marketLots of interest, lots of showings, 4 applicationsDecember 17th - signed a lease starting Januarty 1st with a couple who in my opinion are ideal tenants and way exceed all my expectations - very nice people in mid 40s, making 7 times rent (and the rent is $1700), short saling their mansion, no other debts other than mortgage, excellent credit history, children are in college out of area and will only visit on holidays, clean freaks in the best meaning of this word - we signed lease at their place and it was spotless.

So the extended grace period is long enough that there should be no excuses for weedends, bank holidays, etc., for them to think that I am being unfair or claim they "didn't know" about any of these things.
