I know it's talked about all the time, but I recommend people leave their equity and focus on increasing income, cutting expenses, and saving for the next investment.

This is a two-way interview, so have a short list of questions to ask the mentor (What books do you recommend I read to gain a better understanding?

Would anyone recommend doing my first investment out of state?

My recommendation would be to get an attorney to represent you in this transaction - but the only way I would do this deal would be as a traditional note and mortgage. 

No matter where you live or where you own assets, I personally recommend the Series LLC to be a great tool for the individual investor who is planning to expand their operation, as it allows for you to scale infinitely for FREE.

There are a lot of variable depending on how you intend on operating your business and I would recommend hiring an attorney in the state in which you will be operating your businsess.
