. #1 how do I recognize a great deal and what are steps on finding deals.

I just wanted to know if there's anything different about the selling process or if I should be taking any other steps to ensure we have a smooth close on this deal. 

Hello guys, Just a quick question, looking to see what more experienced opinions are on this...I'm doing all my research at the moment before stepping into real estate investing with a full time job (40-45 hours a week). 

I don't want to step on any toes in the process but I would love to get all the neighboring properties under contract as well.  

Lots of investors miss that step.
