Attention Land Development Experts

Hello all, 

I am looking to connect with experts in land development.  I am a realtor in the process of finding land to develop for some investors/developers that I know.  I have some negotiation tactics under my belt but I am hoping to learn about some tactics involving talking to land owners about selling their land or even thinking about selling their land.  Are there any good tactics that have worked for you?  Also, I would love to hear about some tactics used when dealing with the neighbors of the land sellers.  I don't want to step on any toes in the process but I would love to get all the neighboring properties under contract as well.  Does anyone have any tips or guidance?  I would appreciate any advice.
