Instead of worrying so much about "what if this happens..." focus more on "what if it doesn't happen..."

But if you want to take full benefit of the power of the 1031 exchange then "conversions" of investment into primary residence can be used to capture some of that tax deferred gain and turn it into tax free. 

I focus on buy and hold long term rentals, but I've explored the airbnb model for several of our properties, and I'm a (painfully) frequent user....my input is limited, but here goes: - if I were you, my first step would be to study up on the local ordinances around short term rentals.

I mainly do buy and hold and have been focusing on multifamily properties. 

The key to surviving a downturn in a market is holding power and not being overly leveraged.  

What counties or cities are you focusing on?

Single family properties are a challenge to crack into but most investors have been focused on secondary suites and diversifying their risk.

The past few years have been heavily focused on VA loans so I’m really knowledgeable in that category (100% VA financed 4plex anyone?)
