Any lender will want an assignment of leases, make sure your agreement allows this provision.Also, retain emergency repair provisions as a tenant may drag their feet and such may cause further damage.I was privy to a roof top lease on a state building with a major carrier, a performance bond should not be out of the question for damages, maintenance and repairs arising from the lease.
