I want to give her some ideas, but not sure what to do...should she keep renting it out, perhaps do a rent-to-own deal (popular out here), or even a short sale?

I'd like to turn the shop into a kayak/canoe/paddleboard shop - its located right on an inlet to a popular lake in my area with a park in walking distance with a beach and parking lot!

It seems like tan color is popular today because it makes molding and trim pop more but I have builder grade molding and trim.

Various areas in South Philly(Hawthorne & Point Breeze for example) are popular for that so it wouldn't be hard to get it approved.

Are these more popular, and easier, than just renting?

People rent all throughout the year however the summer is the most popular season to rent.3.

I learned early on that a vast majority of people will throw their weight around if they can get away with it.

Most successful Investors use real estate agents in there network due to the fact that if you find a good one, we can be worth our weight in gold but every investor still wants to do there own analysis.

I'll actually give more weight to a comp that needs an adjustment that is closer to a house that has the exact same characteristics, but is further away.
