Start getting to know what properties investors are buying in your target area and what their criteria is.You can find investors in your area through local REIA meetings, Craigslist ads, bandit signs posted in your target area, a city search here on BP or any other way you can think of.

It cost the title company money to pull a full title (they can do a prelim search and look some stuff up if its online) so they usually want to make sure you have somebody who can close so they dont get stuck with a bill for a property that will never close.
