And some areas do not even permit different types of deposits.Collecting "security toward last month's rent" permits the tenant to use that part of the security deposit toward last month's rent when the lease terminates; since tenants almost always try to use security deposit to pay rent due, this puts you ahead since you still have the balance of that security deposit of one month's rent to cover repairs and damages.
