Need help comping a house

I am trying to determine the value of a property. It has over all 3212 sqft, approx. 1500 on top and 1500 on bottom. It is a 2 story home. The top floor is finished and livable. The bottom floor is unfinished but partially framed. Do I search for comps for 1500 sqft? Do I also search for comps for a 1 story since I am not going to find too many 2 stories at 1500 sqft.

Hi, your comps need to be similar style homes that have sold in the past 6 months to 1 year. You need to view the property as if it were completed first and comp it out, then deduct the cost of repairs, material, labor and any contractor fees, inspections and permits. Bill
