Should I offer lower?    

I could of really focused more on marketing and advertising to nurses and if you can contract with the employing agencies and offer them some consistency [location and perception and price biggest factor] and have them rent directy might yield some interesting results.

Syndication A is 900 employee with 30 years track record, Syndication B is 1 year syndication graduated from Cardone school of institution run by three people, the Syndication A offering lets say conservative 10% IRR Class B Core ; syndication B like you offering value add somewhere in Dallasville Class C value-add promising 15%IRR.

They're probably trying to wholesale it and don't want to disclose to their end buyer they are offering no value for their assignment fee.  

Easiest is calling on folks who already said they want to sell, listed and FSBO, offering to rent. 

Include this in your sales pitch when reaching out.3) Offer STR services to build up cash and get your foot in the door...Cleaning, eyes on the property, landscaping, running to the store, small tasks such as a mail collection/trash day, offer a STR experience such as setting up for bachelor/bachelorette parties or grocery runs, etc...I think there's a missed opportunity with service based businesses and STRs. 

ok  further along in the process...I was the high bidder at the bank auction and I have approached the person and offered her cash for keys and she doesn't want money and seems to want to max out time before being evicted.in meeting the her,  she appears to have had a hard life and does not appear to be in great mental health and might have a current or past addiction. 

My wife and I are making offers, working on our way towards purchasing a lake house on either Lake Hartwell or Lake Keowee. 

As he is moving out of state, I offered to manage it for him to see if STR is an investment strategy that I'm interested in.

Good price or would you offer less?
