We have to post an abandonment notice, takes a week.If you proceed to eviction you will need to have the tenant served papers, so you are stuck if they are gone or non responsive.If it were me I would post both an abandonment notice and an offer for cash for keys.

Modern, direct vented, natural gas and propane furnaces are typically in the range of 92 - 95% efficient.Your decision on whether to replace the furnace will depend on the efficiency of the current unit and whether it make more business sense to replace the furnace or to add a heat-pump with an exchanger insert to the existing system ... and, it is (or should be) primarily a mathematical decision yielding which ever approach is going to offer the shorter payback and lower operating costs.The math aside, there will be other non-math factors.  

These were areas that had inflated due to all of the hiring from Amazon, FB, Google but now that they are fully staffed (for most part, AMZN - ran out of Class A office space).

I think it is going to be likely to be competent in all that space immediately.

MOST don't know that.. either.. so its regionalI am quite active in Charleston in the 500 to 2 million space for new builds and we get all our deals either fsbo my agent finds them or off of MLS..
