In my main price point, $125-165K, it's rare to see a home on the market longer than 21 days, and multiple offers are still happening (I was just in one this weekend, where my client got the house, even though we didn't offer full ask).

Before I continue I will define what I consider to be a good tenant:Pays all of the rent on scheduleTakes care of the propertyDoes not cause problems with neighborsDoes not engage in illegal activities on the propertyStays for multiple yearsGood tenants are the result of effective screening by the property manager.

I've found multiple lenders in Lincoln, NE who offered 15 or 20 year fixed mortgages and were fine with it being in the name of an LLC.

The reason for this is because we want multiple ways to get out of it.

Other than reading multiple books and listening to many hours of videos on the importance I have not yet invested in real estate.  

I have found multiple deals and sellers.

Does it need work , what's the going rents in the area , these are things you should definitely look into , I have multiple rentals .

My plan was to flip a house or two for a couple years until able to purchase duplex/multi pled properties to generate some cash flow.

And, even though the price point for entry is comparatively low, it requires you to be an expert at deal analysis, rehab estimation, marketing, negotiation, creative strategies, and multiple exit strategies.
