The way the contract is currently written by listing agent is the seller wants me to take possession and close 29 June yet the seller is to collect the last 30 days of rent which would be July's rent assuming a 30 days to vacate notice is used. 3.

I'm looking at properties trying to see if there is a good deal to be found but it seems sellers of small multi families are living in a dreamworld when it comes to prices.

Why, is it in the interest of the grantor/seller to put this in the agreement?

The bank will typically just buy it at the auction if nobody is willing to bid close to market value.Then they'll list it as an REO which opens it up to potential owner-occupants as well as investors.They know what the house is worth and they know we're in a sellers market right now.Unless you're in an area with tons of REO's sitting around it's highly unlikely they will just unload it.

Surely, it is not impossible to find a desperate seller or put in tons of offers on REO properties or something... right?

One of these properties have a motivated seller and I want to jump on it.
