You need to start marketing for the vacancy immediately upon receiving their notice to vacate to minimize your holding costs.I hope I've been able to help you some.

In most metro areas by 9am the day after the listing expired many top agents or their assistants are bombarding them with phone calls pitching them on how they can get the property sold at a great price with a better marketing plan in place.

I plan on building a sophisticated financial model and pitch book to show potential employers.

You need to do a better job pitching the deal!
