Although if you really want to be an agent full time, joining a successful motivated team is probably the best thing you can do - meet with several different teams with a few different brokers to see who you feel most comfortable with.

The numbers need to make sense and meet all your requirements, but the folks you choose to build that relationship with need to be transparent and stable (ie they won't be closing shop in the next 10-15 years).

Never tried any of the rest, but might now that I had to write them out and think about them. 1) Go to every architect, interior designer, top real estate agents/brokers, loan officers in town and shake hands, drop off do-nuts, take them out for coffee/beer and do it regularly. 2) Hit every REI meeting in town and offer to speak at some about the multifamily and spec building process. 3) You may consider joining and participating in whatever local business communities you are in. 4) Offer referral money to subs.

You can hand out your card at school owned restaurants then you won’t have to meet any standards the school may have while at the same time being able to still advertise to studentsThat’s my 2 cents.
