Do you have a mechanism to terminate if they drag their feet and never develop after XX months?

This is a rule of thumb that keeps me mostly in the cosmetic / mechanical realm and timelines under 4 weeks.6.

I think you should be mechanically inclined, and be able to do a lot of the maintenance yourself, as if you need to hire a professional every time something breaks, you may not be making much money.  

I’m an aircraft mechanic for a major airline and if there is no bailout I will be laid off.

Most of the ones that will cash flow need a significant amount of maintenance or are close to 100 years old with minimal updates to the mechanicals. 

It's an attractive idea because you have a relatively small cash outlay, and the mechanics of a wholesale deal are relatively simple, but make no mistake - it is difficult to find long term success wholesaling, especially In UT. 

I am a recent college graduate with a degree in mechanical engineering, largely influenced by the idea that the only way to make a living is to secure a degree and land a job with a good income. 

We've gotten all of the mechanicals up and running (finally - took nearly 3 weeks just to get an electric meter installed) and are now moving to the roof.
