Id say rent it and refinance it and go back to the drawing board later when the local market rebounds 

Another benefit is you can enter the market sooner with a lower cost of entry( down payments 10-15%), helping you scale and make real estate a full-time income source sooner.

if so, this had high risk written all over it for all parties, as in todays market it is very rare to find properties that will produce positive cash flow with 100% leverage.  

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Through my marketing I have been getting more deals in Delaware County, PA.  

I'm particularly passionate about Georgia, but open to other markets that have growth potential and more affordable entry points. 

But in the competitive Los Angeles market, I had to put up additional cash on top of the deal in order to have my loan taken seriously.
