Very helpful to see it from someone else's perspective.I believe that the after effects of the current "lock downs" are soon to be seen, and the negative results we have seen so far are not even a glimpse of what is to come.

I'm interested in Real Estate being my next significant move toward building wealth.CURRENT CIRCUMSTANCE:I just locked in a 1.99% interest rate on a 15 year refinance on my primary residence with Quicken/Rocket Mortgage. 

They paid a portion of my mortgage on time every month ($500 less), they did work to the house without my approval (including changing my locks)..they agreed to give me the difference of the mortgage when they sold their townhouse (Nov 2019) and they did not.

The reason I am locking in on 305k is because an investor I am friends with bought this property and graciously offered it to me (he is an ecclesiastical leader of mine). 

It’s not uncommon to see employees sneaking out to do personal deals during office hours or lock themselves in conf rooms for hours connecting with side job associates etc.

Are there financing strategies for situations like this that don’t lock up your capital for those 9 months?

You can refer the owner a locksmith to provide you access and to change the locks.

I can’t pull the trigger on my first deal for myself til next year anyway cos I’m locked in with my apartment lease so no need to worry about me siphoning any potential deals from you.

It may be counterproductive if you end up getting locked into an over leveraged acquisition leaving no room for a refinance.

I’m currently locked out of mine LOL But I used my realtor to find my tenant, and don’t regret it.
