One of the partners got an inheritance about equal to his 30K earning for the year - that allowed him to max out his contribution by using it.

Coincidentally, I just did a 60 Day Notice to Change a Rental agreement for a property I recently purchased and tenants I inherited who were on a M2M.As in your case, the rents were significantly lower than the market and since I was going to increase it by more than 10%, CA requires a 60 day notice instead of a 30.As you mention  that a vacancy wouldn't be a problem, my suggestion is to either talk to them in person if possible (I would have done that if the property wasn't so far) or send an email with the notice attached.

Evicting a house hacking tenants:very uncomfortable So my first house is a Duplex and my inherited tenants live next door, i gave them notice to leave in may with a move out date for the end of july, so they decide they don't want to pay last months rent so i began the eviction process.

Another tact to take is to look at your one area of control, expense, and lessen it by investing to hold in states that are going to tax you the least.

Ex - Say someone's uncle has a will on a blockchain that specifies that this person should receive an inheritance when he passes.

Inheriting tenants can be a pain.
