If your house is paid off, you are in a good position; but the last thing you want is to grow your RE portfolio too quickly and not have the reserves needed if you have an unexpected repair or vacancy. 

You don't want to get caught looking for one last minute for a eviction or some type of issue.

There's soooo much i want to spew out but this is not the forum post for that. just one last tidbit, since it sounds like you're looking for a live-in multi-family, FHA is going to be tough due to added guidelines on 3 and 4 units. stick to conventional. 

If they purchase a house in your area, you could have the judgment attached to the property (I have done this before).Lastly, I have heard that you can 1099 them so they could be forced to pay taxes on it.

In the last few years I have found that at least 80% of the properties we have rented are not as described-they don't match the photos online and/or they are not clean, yet they all have 5 star super host status.
