There's soooo much i want to spew out but this is not the forum post for that. just one last tidbit, since it sounds like you're looking for a live-in multi-family, FHA is going to be tough due to added guidelines on 3 and 4 units. stick to conventional.

If they purchase a house in your area, you could have the judgment attached to the property (I have done this before).Lastly, I have heard that you can 1099 them so they could be forced to pay taxes on it.

In the last few years I have found that at least 80% of the properties we have rented are not as described-they don't match the photos online and/or they are not clean, yet they all have 5 star super host status.
