Another solution to using HML funds, would be to get a partner/investor who would pay for the entire project and offer you profit share. 

Seems like an easy solution is at hand.

You can assign a label to each receipt (like "123 Main St" or "northeast bedroom"); it will break down things for you by their categories (electrical, plumbing, paint, etc); and I think you can get it to spit out a CSV or Excel file of your purchases, to save you some typing if you need to pull the data into some other program.With Pro Xtra, iIf you spend a lot of money at HD (I think it's over $5k/year), then you get some rebates. 

It's a short-term solution but then you're not stuck with all the furniture afterwards.Or, make the investment to furnish it and starting next year list it as a furnished home. 

Side note: many big box stores sell sets with a knob and deadbolt together, plus they are labeled with a key code so you can grab others on the shelf to match them all.

They can answer questions about problems and possible solutions, they can not predict the future. 

Certainly a solution that has the potential for much more family drama. 

There are always expensive surprises in this business and money is the only solution when trouble hits the fan.
