How to begin marketing to potential Partners

I am a new to real estate investing and am looking to get into my second deal by finding a partner. My question is how do I begin marketing/presenting deals to potential partners? Do I have to have a property under contract before I can begin presenting it? What is stopping someone from just contacting the owner directly, bypassing me, and closing the deal themselves? 🤔

Thank you Joaquin, I think that is good advice. I am working on both ends to try and speed up the process. Also David Greene has a real estate book on BRRRR investing that has a useful section on how to market and present deals to investors. Good luck to you as well!
