This is really what I see as worst-case utility scenario in Old Town but it's what I use to conservatively estimate my actual cash flow.Thankfully, these are all factored into my cash-flow ahead of time, so it all works out, but I do have plans to upgrade windows, insulation, heat system, etc. eventually.

With the exception of the roof, just about every part of the house needs to be rehabbed (kitchen, bathroom, floors, windows, foundation, termite treatment, paint, plaster repair, insulation, electric and plumbing update) whether I want to preserve as a SFR or if I wanted to sell without a loss.I'm starting to wonder if makes sense to just tear down and do a new construction.

It was on a crawl space and we moved all of the mechanicals from the kitchen dining room area to underneath the house by digging down about 4' and building a block foundation area just inside the stone foundation and pouring a new floor and adding a sump pump.
