Adding a kitchen to create basement apartment

Hey all,

I'm still new to real estate investing and am trying to find my first deal. I live in Lincoln, NE and am having a hard time finding a multi-family home. My wife and I are wanting to house hack, which is causing us to not look at properties in the rough (higher crime) parts of town. We also don't have a lot for a down payment or renovation work. 

One thing that I've considered is buying a split-level SFH (with a walkout basement) and converting the basement into its own unit. I've heard that adding in a kitchen to a basement is difficult and expensive. Does anyone have experience putting a kitchen in the basement? What about adding a full bath to the basement?

Are there any other big challenges I should be aware of if my wife and I decided to go this route?
