It would not trigger your entire capital gain if you only sell one of the four condos.The initial risk is that the Internal Revenue Service could take the position that your intent was to buy, convert and sell the condos and not actually hold the condos for rental, investment or business use, which is what would be required in order to qualify for 1031 Exchange treatment.
