As every warning in every stock investment prospectus says past performance doesn’t guarantee future performance… Barring a pandemic, a stock market crash, a world war, massive inflation or deflation it would still be a guess.

Unemployment at 3.5%, inflation trending down, fed likely pausing hikes after next meeting, mortgage rates falling, foreclosures essentially non existent, seeing a lot more houses go under contract in just the past few weeks, etc.

This is true even if your agreements are solid and tight.If interest rates rise 5% or so with heightened inflation I also say the likelihood of notes getting called goes up orders of magnitude.

The risk of not selling and waiting for further depreciation and/or hyper-inflation are possibly a much greater risk.If the buyers are willing to hold title in the name of a trust, then a trust could be set up and the likelihood of the bank picking up the transfer is reduced even further.

I am not a finance major but the stock index seems artificially inflated by an ok economy based on fictitious unemployment and inflation numbers and artificially held low interest rates.

@Jeff CopelandI think there are two issues right now1: inventory is pretty low right now in St Pete and so many people are attached to the shiny object of St Pete which is inflating even the rehab houses.2: a lot of good whole sellers have big buyers which they go to first before advertising to other investors.
