What I mean is you will always have un-seen things that come up but that's all part of knowing what your buying and figuring numbers heavy so you can see your way through it, make some cash, and replenish your HELOC.

And there will be a lot of competition when they do come on the market.  

The area I am looking at has 0 competition in the pm game.

So of course he began to fix it, but it became apparent that the joints had been cut because the house was heavy and the cement running around the house was crumbling - something my inspector said he would have 50/50 caught - basically he would have only caught the cut joints had he seen them (and neither did either of the foundation teams).

He just needs money, and there isn't any competition since he isn't advertising it's for sale.

With the competitive market in the TC areas "house hacking" seems like an awesome way to generate equity.
