I know some people scare away as I've heard all the horror stories but I'm just looking at the numbers & the area.Here are my numbersPrice: $189,000Monthly Rent: $3682Maintenance: $150/monthManagement: $368/monthTaxes: $300/month (Don't know how accurate this is in the city of Chicago)Insurance: $100/monthLandscaping: $100/monthUtilities: $300/month (owner pays water)Total Expenses: $1318/monthMortgage: $$859 (5.5% w/ 20% DP, 30yr)NOI: $1,505/monthCash on cash: 41% (assuming 3% closing costs).Cap: 15.07%GRM: 4.28To me this seems great, but also too good to be true.

On the bright side, if we ever need to sell, moving a single-family is generally easier than a multi-family.So that's a few of our insights as we wrestle with a similar situation.MikePS- We actually considered investing back in Central Ohio, but the high property taxes scared us away.
