Converting a 4br house into 3br. How will this scenario affect my resale value?

Going to move to a 4 bedroom 2800sf house. Poorly designed master bedroom and bath. I want to cancel one of the bedrooms next to it in order to make a huge master bath with a walk in closet.. Would eliminating a bedroom for a large master bath affect the resale value if I were to ever sell?

The answer is a local answer, but in my area it would decrease the value. If its your personal residence, then you're trying to have both a residence and an investment. That does not always work.

4 br are worth more than 3 br, 3br are worth more than 2 br all other things being equal.

However had a small ranch house with a 3 br and a poor layout and all small rooms. I converted it to a 2br house. Sold it at a very health profit.
