Also IMO any business should be scalable and setup so you can eventually step away and let it run itself without your involvement, so an eponymous name is a poor choice in that regard because the name implies the company will never grow bigger than you.

Income counts also; even though lenders and appraisers look at comps, a higher or lower cap rate will still affect demand greatly.

As far as the limited supply, I think eventually cities will come back around to allowing MH or tiny home type communities because the demand is growing already and the shortage of affordable/starter housing will need to be addressed at some point in the near future.

The state Arizona is growing at a phenomenal case anything you get yourself into you can't lose it's still a buyers market and there is time in the future to sell it and you'll make a really big enough to retire.

There are areas such as Wixom and Redford that are growing now like crazy, but you have to know that there is a "strong" competition and anything that comes out in the market, the next day it has multiple offers from local investors and you will be lucky if you put your hands on one.
