How would someone who has never had any property management experience, but is pretty well learned of the industry get their foot in the door with an entry level job such as assistant PM?

But I would argue buying with a lower down payment to try to get ahead of inflation and hoping revenues stay at 2021 levels or continue to rise isn’t sound investing.Now if you run numbers based on 2019 revenue projections and can still comfortably cash flow with a lower down payment.

It can vary quite a bit year to year, but as you get more properties and/or more years it starts to level out more. 

Property: TriplexLayout: Main level = (1 unit) 2 bed / 1.5 bath             Upper level = (2 units) 1 bed / 1 bath Condition: Both upper units are messy (tenants) and rented under market value.

Those areas are ok now, but having known homeowners whose wells have gone dry (we live in an area with a lot of wells and septics) and entire neighborhoods where the water table has dropped to critical levels, it is a real concern.

I imagine having to train someone up who wants to do this themselves... high level of quality control required.

No matter what path you choose for investment, there will always be some level of "red tape" so to speak.
