There are so many "gurus" posting there 5 figure checks online when the reality is, this is a tough, competitive business that requires you to bring your A GAME.

I'm a new investor with cash to invest - and I'm not limited to any area, but would prefer to focus on one.

Hello BP forums, I am very new to this game and i'm in the works of making my first deal ( Im looking for a 3-4 unit multifamily house.) my question is about the payment on your mortgage. should you rely on the tenant's rent in order to pay the mortgage or should you be able to fund the whole thing your self form other sources.

No one appreciates waking up to neighbors yelling at a game...well, within reason, I guess!) 

This is my first time selling a rental.My preference is to have a tenant in place.
