would love to know how can i get a loan for a 6 unit property @ 459,000 with 20% down what would be the best direction to go from here

There are a handful of lenders that will do MF purhcases @ 80% LTV, but you will have quite a few more options if you can deal with 75% LTV. Don't neglect to consider having at least 3 month PITI in reserve. 6 months is way better.
