Calculated using gross $243,439 investment to the final $1,053,613 value, disregarding the extended timeframe of the inputs, yields 21%, so 19.78% has more of my confidence at this point.I can also take my monthly rate of return and average it to come up with 12.48%.

countertops and cabinets can be installed very nicely by a qualified handyman  - you can bring a couple of them over to look at the job and give you a quote - ( again , I can refer you to a few people)  From what you are describing - I am fully confident that you can manage the turnaround yourself.

@Dave Foster can probably tell you what percent of that $20k is taxed as capital gains (usually 15%) and what percent is taxed as depreciation recapture. (25%)
