If I spent the 40K out of pocket and finished it I can gross 2K a month and expenses will be less than 350 a month.

I have worked as a finish carpenter, I have worked as a freelance press photographer, and I've had various side businesses over the years.  

A finished attic will probably be worth less per sqft than a first floor area.

Everything is fully finished including the attic and basement, appears to be well maintained, and has 2.5 car garage space as well.

Finished basement with a bedroom, living area and kitchenette.

@Brandon TurnerI agree with @Josh Cohen I got the digital copy and audio book couldn't listen to it.I'm more of a physical book so I bought that and almost finished reading it.

No one knows what house X at time Y with finish level Z sold for in statistical aggregate in average as an exact number.  

The neighborhood is decent but it's the kind of neighborhood that you would not get the return on something like granite counter tops.After that long prelude, my question is what finishes/amenities should I think about including in the kitchen and what steps should I take to maximize my value?
