@Jake Posner- thanks for the post ...if you plan on needing financing for the rental proeprty - make sure to get fully pre approved for the hypotehtical scenario you are planning ...use a loan officer or lender that is licensed is all the states you are looking at . thanks

I always have family and friends giving me negatives like " what is it doesn't rent" or who is going to "pay that much for rent" or "what if the tenant burns the house down" are these realistic situations and how do I prepare and understand to to come back if anything like this happens how do I plan ahead.3. should I go for a newer house with little to no rehab for 415,000 or something like 350,000 with like 10-20 in rehab?

Hello All, I am not sure if there is a rule of thumb to how much a design should cost but I received an estimate of $23K for Civil engineering work (site plan, storm drainage plan, site grading, soil erosion & utility plan), $25k for Architectural and structural and $11K for MEP for 12 units townhouse (2 bed and 2.5 bath) on a slab.
