There is always drama - moving boyfriends in without permission, fighting, smoking (and fires that go with it), often unable or unwilling to pay the tiny amount of their portion of the rent, not paying utility bills, helpless to do minor maintenance, unpermitted pets, frivolous inspection failures... after all this, when they finally leave, you have to rehab the entire apartment because it's trashed.

I really wouldn't worry about her leaving much.Keep her deposit and give it to the new owner as compensation for losing the tenant if they get upset about it.Let the loser go without a fight so she doesn't trash and damage the place on the way out the door.Tell the new owner it's a wonderful opportunity to raise the rent for the next tenant.

Sure you could . . . you'd forfeit your security deposit if you broke the lease, but I'm sure if you had a conversation with your landlord and explained that your options are to stay and fight him or leave and move out, he'd be willing to negotiate on the deposit issue.
