We're looking to get our feet wet with a fixer-upper multi-family. 

The wolf disguised as one of the sheep should be caught in the next round of tenant screening if the next landlords are checking references and credit.

(Side note: I have 2 different asphalt shingles brands on my roof and never new it until I was standing on it. 6/12 pitch, 25' feet up, each gamble roof side was different. ) If one roof needs to be replaced isn't the other roof needing to be replaced for the same reasons?

I will allow a co-signer to average up the score (in my area it's necessary as I have a lot of low or no credit renters - usually students) but her cosigner has apparently gotten cold feet. 

Has anyone heard of any foundation issues with the clay in the East Austin, Round Rock or Pfleugerville area?

Getting your feet wet is invaluable, but obviously you don't want to go deep sea diving if you cant even swim yet.Ultimately I think it depends on your lifestyle, your personality, your risk tolerance/aversion, and your safety net.

I absolutely agree with this recommendation, hold their feet to fire (animal control and local law enforcement).
