Ive been chatting it up the 2 different listing agents of property i was interested in.

I am an investor and agent in the Phila area and I have been looking to get into small multi fam new construction but I am finding my market is very saturated, lots of competition, not much for sale, numbers that make 0 sense, and worst of all zoning regulations preventing any construction.I believe that small MF is here to stay and we need more of it, especially where I am from.

Also learn about which loan products are available to you and what they do.Then speaking with an agent should give you a clearer picture of what you're looking for, run sample numbers, what type of rental, etc. 

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Your agent should be able to help you run some current VS pro forma cashflow #s to make sure it meets your ROI expectations.
