This is an inherit problem with a commission structure.I would look for a new agent who isn't busy, Maybe off Craigslist and advertise an enticing hourly fee as I'm sure you already know how much time each assigned activity should take.

That also has the added bonus of Appreciation in Value.That being said, doing the necessary calculations is NOT Easy, but is absolutely necessary.For instance, every area has it's appreciation rate.

Bonus points to the cpa  who also then tells you that you can adjust your flipping model a little to accommodate the requirements of 1031 and still save big. 

Think of it this way, its a nice feature and an added bonus once your tenant leaves. 

Two flats don't have cash flow, and the illegal basements could add a little, but not too enticing. 

They entice these suckers to invest tens of thousands in their program, give you enough information to be dangerous, and let their students loose on society.
