The main floor did not need any permits since no walls were added, and everything was cosmetic, but the basement has new walls, electrical, and the bathroom was existing but moved to another location.

The best order I feel to put the categories for the interior and how I put mine is in the following order Demo, Framing, Rough Electrical, Rough Plumbing, HVAC, insulation, Drywall, Interior Painting, Cabinets/vanities/ counter tops, Flooring (flooring before cabinets if you're not using a floating floor such as true hardwood), Finish plumbing, finish electrical, and finally carpentry (doors, windows, trim).As far as the scope of work for the exterior there is no particular order you need to go in since it will be up to the general contractor to schedule those for you.

So here are the questions- The home is a legal two family with 4 units I was planning on renting the first floor duplexed with the basement for 1600 second floor for 1500 and live in the top floor apartment for "free" for 1-2 years would this on paper look like a decent deal- I have no idea what water, electricity and sewage runs on a two family home - Where can I look to see if I could actually obtain those rents for that property ( got these numbers using rento meter) Thank you all very much !

For example if I tell you I want something that rents for close to 1% of the purchase price each money, and you bring me something not even close, or I tell you I want something that only needs cosmetic upgrades, and you bring me something that needs foundation, roofing, or electrical work, I'm going to write you off and stop looking at or responding to your messages.Find a buyer who is serious, take his/her criteria seriously, and make it your job to work as their agent, finding them the deals they like.
