There's some unique things about your multi that might make it more attractive in an appreciating environment. 

To get 12 -15% in today's low interest rate environment requires one of three variables (1) work the note - usually a non or sub preforming note or (2) accept a higher risk, i.e, second lien position, very high LTV, borrower with very low credit scores or bad credit history, D property in undesirable areas, etc, or (C) get VERY lucky!

Even though the cost of living and REI is much higher, the ease of accruing seed capital is much higher now. 

Would be wonderful but sadly doubtful of that would ever happen in the environment we are in.

The seller has multiple offers, but I was able to sway him to sign with my in laws due to the ease of him dealing with an all cash purchase.

Actually, an area with few renters might even be more in demand than an area with mostly tenants, because it's a more stable environment, when it's mostly home owners. 

Just double checking to see if anyone has done it before with ease.

I bought this as a performing one (or so I thought) as I wanted to ease into this.

My understanding of tiny homes is that they are primarily marketed to people that want to simplify their lifestyles and live as minimalists with the ability to pick up and go with ease.  

But whatever you do, I would not ease up the marketing
