(When I jumped into it this I did find a house and I did the numbers and I bird dogged it to an investor I know and he offered pretty close to what I projected and he closed on that deal right then and there which I thought was pretty cool) reason I referred him the property is because I was/ still am a little nervous to finish the whole process but I'm still reading and learning everything and still pushing forward with it all!

I recommend finding a local investor that you can bird dog for first, and ask them if they will help teach you how to properly value properties.

Dogs are an expense for you so I take a special security deposit for them usually right at lease signing because I don't want to overload too many things upfront.
