From what I can gather from the city website, Bethlehem does require a rental license or some process to declare a property fit to rent.

BTW, I don't endorse "credit scores" at all, but I know I have "played the game" contrary to the opinions of people like Dave Ramsey, who declares in How To Improve Your Credit Score Without Debt and countless other videos that debit is the devil.
Bob Willis inspection shows totaled roof

The buyers had an inspection done and are claiming roof needs to be replaced because of hail damage.The buyers then had a roofing company come out and inspect the roof, the roofing company findings supported the conclusion that hail damage had degraded the roof.There have been no hail storms in the two years I have owned it.When I purchased the property the previous owner declared that a new roof had been installed in 2019.

I found out about this when the police called my new property manager after I fired LIFT & informed them that they were removing a dead body from the house & that they had declared my property a drug house.

You still have other issues if the owner declares bankruptcy, gets sued and other such things.
