Everything looks like its in excellent condition (no damage, visible mold, smoked units, etc). 2BR/1B for the main floor and 1BR/1B upstairs.

Go for darker cabinets (like an espresso finish on a maple or something else with minimal wood grain, you can also go with a dark or cool - think gray - painted finish) for a more contemporary style property.  

Flipping property with those #'s and outside your market is like swing around a can of gasoline without a lid while smoking a cigarette.Frank

My dad went to school with the owner so I was able to get it at contractor prices for $147 delivered.I also worked on many odds and ends today like cleaning, putting up smoke detectors and a little painting.

I like the the annual inspection, too; we always do smoke/carbon monoxide detector tests in the units twice a year so we could expand on that.

and went dark.. on the day of closing I had to put 100% of the cash I was paying for the property into escrow ( I had to perform) that was over 100k .. then I had to hire an attorney ( we did not use a RMLS or Board of realtor form it was a short form from office depot LOL)... but be that as it may..

Kind of like 40B- would I need to add sprinklers, fire control panel and hard wired smokes for said property?

I did a flip in NC and got some nice dark laminate for a whole living room/hallway  and it cost me 200 dollars.
