Hence, the partnership often creates a LLC, manages the incoming wire as an intermediary step otherwise it would certainly be botched by the closing company as its a full time job for about 7-10 days during the wiring event....and then puts that into escrow w/the closing company.Yes, having credibility w/investors is important but when the investor signs the subscription agreement the LLC becomes obligated to purchase the property or there would be legal ramifications.

Then I started reading further into the Evictions Complaint and noticed this -"Plaintiff was assigned rental agreement on 9/21/2016 and is the authorized agent for the owner of real property address.... yada yada"My only question is what type of transaction is happening with the owner that this would be happening?

The buyer's lender authorizes (ie underwrites) the loan and the appraisal is the property of the lender.

From a credibility standpoint it is big when you can point to your own projects, your own listings and your own network of buyers while having a national name behind you and a broker with deep pockets signing off.

It also varies on a new project with what you have to promise to local authorities to get the zoning you need.I pretty much agree that most people should not consider new development but rather buying existing communities, but pricing on parks is changing and it might not be very long before some experienced and savvy developers will start new developments at a faster pace than the industry is currently seeing.Development is hard work and not for the faint of heart or inexperienced.
