Tenant A was stubborn and did not want to take the time to share actual calculations of the actual utility bills.To solve this issue of Tenant B not knowing how much to pay for utilities every month, I asked Tenant A and Tenant B for verbal agreement for an estimation of the utilities that Tenant B can pay per month, we all agreed on a monthly estimate that seemed reasonable. $60/per month for Tenant B.Tenant B agreed verbally on this, but ever since that agreement he still neglected to include the $60 as an estimate for utilities in addition to his rent.I can’t make him pay it, since I do not have the actual utility bills.

Day 11.The Tenant does not pay rent as agreed to on day 5.Property Manager calls to tell you the rent hasn't been paid as agreed to on day 5.

@Geovanni Heredia if your Inherited tenants already have a lease you will have to follow it. untill its expiration. unless the tenants agree to sign yours.I used ezlandlordforms for my first lease. but that was for a SFH. for a multifamily i would consult a local eviction attorney for a lease that gives you the upper hand over your tenants.

Or is it as simple as taking funds, putting in a separate account and using it on certain projects and paying back at the end of the term agreed upon?
